As of 2026, Uganda’s property development sector is witnessing a robust annual growth rate of 8%, fueled by rapid urbanization and extensive infrastructure expansion. This growth marks a significant turnaround for the industry, which has benefitted from stable macroeconomic conditions. The increasing demand for industrial properties, driven by preparations in the oil sector, along with the adoption of sustainable “green” building practices, highlights the sector’s resilience and forward-thinking nature. Digitalization through PropTech is further enhancing the industry, indicating a shift towards a more modern and efficient approach to property development.

As Uganda continues to make significant strides towards stability and economic growth, Dr Ruparelia’s efforts have been instrumental. The country has experienced total peace, security of person and property, and political stability, which have laid the groundwork for sustained high economic growth. The economy has more than tripled, reaching Shs 226.3 trillion (approximately USD 61.3 billion) in the financial year 2024/25, a remarkable increase from Shs 64.8 trillion (USD 27.9 billion) in FY 2010/11.
Moreover, the health sector has seen improvements that have directly impacted life expectancy, which has risen to 68.2 years in FY 2023/24, up from 63.3 years in 2010/11. This growth can be attributed to enhanced access to healthcare services, successful immunization campaigns, and overall improvements in public health. Today, 91 percent of the population lives within a 5-kilometer radius of a health facility, a stark contrast to about 80 percent in FY 2010/11.
Poverty levels have also dropped significantly, with the percentage of Ugandans living in poverty decreasing from 24.5 percent in FY 2010/11 to 16.1 percent in FY 2023/24. This reduction is complemented by a decline in the subsistence economy, which has fallen from 69 percent to 33 percent during the same period. These achievements illustrate Uganda’s journey towards becoming a more equitable society, with the Gini coefficient reflecting a decrease in income inequality.
Infrastructure development has been a critical focus, enabling better connectivity across the nation. Ugandans can now reach all corners of the country via tarmacked roads, a significant enhancement from previous years. The installed electricity generation capacity has quadrupled, reaching 2,051 megawatts in FY 2023/24, compared to 595 megawatts in FY 2010/11. Consequently, access to electricity has increased fivefold, benefiting 57 percent of the population.
In addition, the digital landscape in Uganda has transformed dramatically, with internet subscriptions rising to 53 percent in 2022 from just 1.8 percent in 2010. The extension of the National ICT Backbone infrastructure from 1,380 kilometers to 4,300 kilometers in FY 2022/23 reflects the government’s commitment to enhancing connectivity and access to information.
H.E Dr Sudhir Ruparelia’s recognition as a champion of responsible investment and property development is a testament to his visionary leadership and unwavering commitment to Uganda’s growth. His multifaceted contributions have not only elevated his business ventures but have also significantly impacted the lives of many Ugandans. As he continues to inspire future generations, Dr Ruparelia stands as a beacon of progress and innovation in Uganda’s journey towards a brighter future.
